Since New Buffalo is located so close to Chicago, it's become a favorite vacation / resort destination for many who reside in Illinois.

The small waterfront resort town is home to the southernmost marina on Lake Michigan; Oselka Harbor. Construction of the harbor began in the 1970's by the Army Corp of Engineers. Since it's completion, real estate development has continued over the years.

Waterfront property, on Lake Michigan, the Galien River, and in the marina, is available in all types, sizes, and price ranges. New Buffalo lakefront property on Lake Michigan, with fantastic views and great beaches begin at around $2,000,000. However, lakefront homes directly south of the harbor, where the beach is not as user friendly, can be purchased for significantly less.

Many waterfront homes on the Galien river benefit from expansive views over the river and wetlands to the east, while also having deeded private beach rights to one of the best Lake Michigan beaches in Southwest Michigan; Riviera Beach.

Many condo developements have been built over the years since the harbor was competed. The New Buffalo lakefront condominiums include those at Warwick Shores and Dunewood, both are Lake Michigan lakefront condos with great views, nice beaches, and they both offer community pools overlooking the water.

Far more choices are available for the New Buffalo, MI condo buyer around the marina and in town; many with lake views, pools, indoor parking, and elevators. Prices begin in the low 200's with some as high as $2m!

Have you considered buying land in New Buffalo? It's important to understand what consititutes a buildable, or to put it more technically, conforming, lot or parcel of land. For new developments or land divisions, New Buffalo Township requires that a lot have 100 feet of road frontage and a total of 15,000 square feet of area. Within the New Buffalo City limits, those specifications are 8000 square feet. Most city lots have 60 or 66 feet of road frontage.

Other factors to consider when buying land or a vacant lot are the costs of hooking up to municipal water and sewer and access to those services. Not all lots within the City of New Buffalo have water and sewer up to the property line. Our office has the latest water and sewer maps for both the city and township.
